Leaving your investment in someone else's hands is a very personal decision and one which should not be taken lightly. When letting a house out to holiday makers it is often not only the bricks & mortar you are making accessible to strangers but also furniture, pictures, ornaments and keepsakes. It is therefore imperative that these guests are informed and managed with the best interest of the owner in mind.

Advertising
Properties will be advertised under the Happyshack website. Advertisements will also be included in the local papers, tourism brochures, and with the local tourist information centre.

Guest Payments
All guest payments must be made in full, prior to receiving an orientation of the property and the handing over of the key.

Administration
Monthly statements of income and expenditure will be forwarded to property owners. Owners are encouraged to request to view guest detail forms to get a feel for the guests they are hosting.

Property Cleaning
All Happyshack properties are thoroughly cleaned prior to the commencement of management. A strict cleaning system is also in place which includes a thorough clean after every guest departure as well as a pre arrival check which is only undertaken by a partner.Property owners are highly encouraged to check the standard of cleaning at any time, providing the property is untenanted.

Repairs & Maintenance
All significant repairs & maintenance will be discussed with the owner prior to commencement. Small details, for example changing a washer, will be dealt with immediately and noted on the monthly statement.

Quotes & Prices
Happyshack management fees are 22.5% of the properties rental income. Cleaning fees are included in the rental charge to the guest for the first night and this will vary greatly depending on the size & age of the property. The initial clean and inventory of the property is at the owners expense.
